Macau casino operator SJM Holdings Ltd is to convert former junket areas at Grand Lisboa (pictured), its downtown casino hotel flagship, into luxury hotel space, says Daisy Ho Chiu Fung, the company’s chairman.

“At Grand Lisboa, the group is set to expand its room capacity by over 10 percent through the conversion of former junket areas into exclusive villas, mansions, and suites, further enhancing guest experiences,” stated Ms Ho in a press release accompanying Tuesday’s unaudited third-quarter results highlights.

Goldman Sachs said in a September note citing management commentary, that another Macau operator – MGM China Holdings Ltd – was to convert former junket gaming capacity at its MGM Macau property downtown, into 28 guest villas.

In May, SJM Holdings’ Ms Ho said work to refurbish the hotel space at Grand Lisboa was starting from year-end, and would take two years.

A revamp and expansion of the most exclusive gaming areas at Wynn’s two Macau resorts are among a raft of capex projects currently underway or in planning as the company looks to boost its market share.

Wynn Resorts CEO Craig Billings revealed details of those works during parent company Wynn Resorts’ 3Q24 earnings call on Tuesday (Asia time), noting that improving both the gaming and non-gaming offerings was crucial to driving increased visitation in what he described as a particularly competitive Macau market environment.

On the gaming side, “we are currently revitalizing and expanding the Chairman’s Club, our most exclusive gaming area at Wynn Macau, and are in the design phase of a similar expansion and renovation of the Chairman’s Club at Wynn Palace,” Billings said. “We are supporting these capex efforts with continued improvements to our recently enhanced loyalty program and our ‘Only at Wynn’ events and experiences across culinary, music, entertainment and sports.”

On the non-gaming side, Billings pointed to the recent opening of four renovated and reimaged F&B outlets at Wynn Palace, the launch of Drunken Fish restaurant at Wynn Macau and the planned mid-2025 opening of a destination food hall at Wynn Palace as being value-accretive.

These initiatives, he said, “focus on our national products and service leadership [and we expect they] will support and drive market share in 2025 and beyond.

“Longer term our concession-related capex, including an events center and production show, will support visitation and ultimately drive share gains in a market where unique experiences are increasingly appealing to guests. We have seen the current competitive dynamic in Macau before and are confident the continued investment in our market leading assets and 5-star service positions us well to effectively compete over time.”

Wynn’s Chief Financial Officer, Julie Cameron-Doe, explained that the company now expects concession-related capex spend to total somewhere between US$350 million and US$425 million between 2024 and the end of 2025, primarily related to the expansion of Wynn Palace.

“We are currently advancing through the design and planning stages of several of our concession commitments and these projects require a number of government approvals presenting a wide range of potential capex outcomes in the near term,” she said.

A series of rejuvenation projects underway at MGM Macau are aimed at ensuring that MGM China’s original Macau resort dominates the peninsula gaming market, according to President and Executive Director Kenneth Feng.

Speaking during parent company MGM Resorts’ 3Q24 earnings call on Thursday, Feng outlined what he described as some “very meaningful projects” MGM China had started on during the September quarter, including a refreshment of the property’s gaming floor, a revamped events center and some new F&B outlets.

“The goal of these developments is really to make sure the products reflect the trend of the customers,” he said. “All of these projects we expect to be done by the middle of next year and once done we will continue to lead the peninsula Macau market.”

Also in the works is a “suite conversion project” at MGM Cotai through which the company is converting 160 standard rooms into 60 suites, increasing the property’s suite offering by around 25%.

According to Feng, “MGM Cotai is always trying to become a destination of this region. When we deliver more new products into the market, MGM Cotai will benefit.”

MGM China on Thursday reported record revenues and EBITDAR for any third quarter in the company’s history, continuing a golden run since Macau’s borders reopened to the world in January 2023.

The CEO and President of MGM Resorts, Bill Hornbuckle, explained during the earnings call that MGM China had also booked a 20% increase in gaming buy-ins during the recent Golden Week holiday, which ran from 1 to 7 October, when compared to the same period in 2019.

Macau casino operator MGM China Holdings Ltd is to convert 160 standard rooms at its MGM Cotai property, into “about 60 suites”, said Kenneth Xiaofeng Feng, president and an executive director of the group.

That work, and creation of guest villas at the Cotai property (pictured), was due to be completed “by the end of next year,” he added.

Mr Feng was speaking on the Wednesday call to discuss the third-quarter earnings of MGM China and its parent, MGM Resorts International.

A September note from Goldman Sachs (Asia) Ltd, citing management comments, had mentioned the possibility of MGM China would convert 200 hotel rooms at its MGM Cotai property into 88 suites.

Cotai has seen a number of casino resorts recently adjust accommodation mix, including converting some standard rooms either to create larger rooms, or to make suites. A recent example was at The Londoner Macao, run by Sands China Ltd.

On Wednesday, MGM China’s Mr Feng also gave commentary on the group’s original Macau property, MGM Macau.

He stated: “MGM Macau is a 17-year-old property. Since the third quarter or about the middle of this year, we started a few very, very meaningful projects” to revamp the complex.

These included “the villas… an events centre and also our gaming floor refreshment programme and a couple of F&B outlets”.

Macau casino operator Sands China Ltd says it will have more rooms out of commission during the fourth quarter this year amid the ongoing development work at The Londoner Macao resort (pictured).

Phase 2 of the transformation of The Londoner Macao has been described by the company as a US$1.2-billion investment. It includes the renovation of the Sheraton and Conrad hotels, as well as the revamp of the Pacifica casino space, into the “Londoner Grand Casino”.

The Sheraton brand – which offered about 4,000 rooms – has been replaced with the accommodation branding “Londoner Grand”, part of The Luxury Collection Hotels & Resorts stable.

More than a year after its soft opening, Raffles at Galaxy Macau is now officially open – with Galaxy Entertainment Group’s vice chairman Francis Lui announcing the all-suite hotel’s completion yesterday.

During his speech at the opening event, Lui described the Raffles brand as an iconic  “standard-bearer of exceptional luxury service.” He said that the hotel would enhance Macao’s tourism and gastronomic landscape with its unique suite accommodation and culinary offerings.

The latest of these is a take on the original Long Bar at Raffles in Singapore, where the first Singapore Sling was mixed back in 1915. Macao’s Long Bar is inspired by the Madre de Deus, a Portuguese carrack that transported spices to the territory in the 1500s. After entering through a porthole-style door, guests find a “secret rendezvous for modern-day explorers and connoisseurs of fine libations” where they can listen to live DJ sets, Galaxy says.

Casino operators enhance hotel offerings to attract high-end guests

Meanwhile, MGM China is currently revamping the lodging at its two resorts, MGM Macau and MGM Cotai. At MGM Macau, the former VIP junket zones will undergo a transformation into 28 villa units, while at MGM Cotai, 200 hotel rooms will be reconfigured into 88 suites, according to rbrokerage firm Goldman Sachs.

Following a recent dialogue with MGM China’s management, Goldman Sachs mentioned in a note, as reported by gaming news outlet GGRAsia, that these enhancements at the two properties are slated for completion by next year “to better compete with the new high-end offerings by Sands and Galaxy.”

Galaxy Entertainment Group has announced plans to introduce a 17-storey hotel tower, Capella at Galaxy Macau, at its expansive Cotai resort by mid-2025 in partnership with luxury hospitality brand Capella Hotels and Resorts.

Featuring 36 villas and 57 suites, this establishment will mark the eighth hotel brand at Galaxy Macau, in addition to the existing Broadway Hotel at nearby Broadway Macau also managed by Galaxy Entertainment.

As of July 2024, Macau boasted a total of 144 accommodation establishments, including 38 five-star hotels, 19 four-star hotels, and 19 three-star hotels, according to the latest official data.

The overall guest room tally in Macau increased by 1.8 percent year-on-year to 44,800 rooms in July 2024, including 26,000 rooms in five-star hotels, 9,100 rooms in four-star hotels, and 6,500 rooms in three-star hotels.

Macau casino operator MGM China Holdings Ltd is converting former VIP junket areas at its MGM Macau property (pictured) into villa accommodation with 28 units, and turning 200 hotel rooms at its MGM Cotai property into 88 suites.

That is according to Goldman Sachs (Asia) Ltd, following a recent visit to the Macau market with investors, and which involved discussions with gaming operator managements.

The MGM China accommodation unit work is “scheduled for completion sometime next year… perhaps to better compete with the new high-end offerings by Sands and Galaxy,” wrote analysts Simon Cheung, Alpha Wang, Leah Pan and Dorothy Wong in a research note.

They were referring latterly to two of MGM China’s market rivals, namely Sands China Ltd, which has been converting the former Sheraton Macao at the Londoner Macao, into a suite-focused high-end hotel called the Londoner Grand, due to open in the fourth quarter; and Galaxy Entertainment Group Ltd, which is due to open next year a new luxury hotel branded Capella at Galaxy Macau, at its flagship Galaxy Macau property also in the Cotai district.

Goldman Sachs added that Galaxy Entertainment “plans to open a new premium slot area in late September” at Galaxy Macau.

Such a move would coincide with the October Golden Week holidays in mainland China, a peak business period for the Macau gaming industry. This year the holidays run from October 1 to October 7 inclusive.

Sands China Ltd says a revamped hotel at its Londoner Macao resort under the name Londoner Grand (room pictured) will be part of The Luxury Collection Hotels & Resorts stable. That is according to a Tuesday press release from Macau casino concessionaire Sands China.

In a Tuesday press release, the casino firm said the Londoner Grand – previously flagged to relaunch in December – will have “2,405 rooms and suites that can cater to groups of varying sizes and customer segments”. The update didn’t confirm the opening date for the new hotel brand.

The announcement said the Londoner Grand hotel had been designed by Peter Silling & Associates, and would be “a masterpiece of Georgian-inspired architecture”.

Sands China added its accommodation would have “an elegant townhouse ambience that is inspired by London’s prestigious Mayfair district”.

The Georgian-inspired Londoner Grand will be Macao’s first Luxury Collection Hotel, Sands China announced on Tuesday.

Sands China has reported net revenues of US$1.75 billion for the three months to 30 June 2024, up 7.7% year-on-year although down by 3.3% compared with the March 2024 quarter.

The company also reported Adjusted Property EBITDA of US$561 million, up 3.7% year-on-year but down 8.0% sequentially, noting that low hold on rolling play had negatively impacted profitability to the tune of US$4 million. Net income of US$246 million was 31.6% higher year-on-year but also down by 17.2% versus Q1.

By property, Sands China’s flagship property, The Venetian Macao, suffered the biggest decline compared with the March 2024 quarter, with net revenues of US$686 million down from US$771 million. The Londoner Macao, which continues to be impacted by ongoing renovations, also saw a significant sequential fall with net revenues down from US$562 million to US$444 million, although The Parisian Macao bucked that trend with revenues rising by 15.2% quarter-on-quarter to US$265 million.

CBRE Capital Advisors Inc says Macau casino operator SJM Holdings Ltd has a “renaissance story in the making,” as it pivots its Grand Lisboa Palace (GLP) gaming complex (pictured) in Cotai to cater to mass-market patrons. The institution’s commentary was based on meetings it hosted last week in London, with Christopher Ip Shih Ming, who took over as SJM Holdings’ chief financial officer in December.

Under a new management, SJM Holdings “is institutionalising the business,” and is “proactively introducing the company to investors globally,” wrote CBRE analysts John DeCree and Max Marsh in a Tuesday memo about the meetings in the United Kingdom capital.

The analysts observed that SJM Holdings was “looking to reposition Grand Lisboa Palace” marketing-wise “to better cater to base mass customers, increase visitation to the property, and identify operating efficiencies”.

Macau’s concessionaires are still working out the best way to allocate their mandatory investments into non-gaming facilities but are gradually learning how to best attract international visitation to the SAR, according to Wynn Macau’s Chief Financial and Chief Administrative Officer, Craig Fullalove.

Fullalove was speaking at Inside Asian Gaming’s first ever IAG Business Breakfast, held at Wynn Macau on Tuesday morning where a panel of industry experts discussed the topic, “Global Appeal: How Macau Can Create International Allure”.

Asked how Wynn was going about creating more international appeal at its Macau properties, Fullalove pointed to recent investments into non-gaming offerings – part of the Macau SAR Government’s requirements under the current 10-year concession contracts – but acknowledged it was still a case of learning on the move.

Melco Resorts & Entertainment, the majority owner of the Studio City casino resort in Cotai, says the opening of the property’s cinema will take place on June 26.

According to a Monday press release, the ‘Studio City Cinema’ will be located in Phase 2 of the complex, near the Epic Tower and the W Hotel, which opened last year.

The new cinema will include “the first Dolby Cinema in Macau and Hong Kong,” featuring 338-seats, stated the firm.

Melco Resorts said the cinema has a 770-seat capacity, comprising nine rooms, including five VIP suites and a screening room “with exclusively paired seating”.

“The centerpiece is the Dolby Cinema, which combines the immersive sound of Dolby Atmos and the remarkable picture of Dolby Vision in a special theater designed by Dolby to deliver the most immersive experience possible,” said the operator.

Casino operator Las Vegas Sands Corp has confirmed that 2,500 to 3,000 rooms of The Londoner Macao gaming resort (pictured) in Macau are currently out of commission because of the complex’s ongoing renovation, according to a Tuesday note from JP Morgan.

Las Vegas Sands, the parent of Sands China Ltd, expects a “more meaningful renovation impact” in the second quarter this year compared to the preceding three months, wrote JP Morgan analysts Joseph Greff, Ryan Lambert and Samuel Nielsen.

The memo followed an investor gathering in the United States. The institution hosted Daniel Briggs, senior vice president of investor relations at Las Vegas Sands, and Alistair Scobie, the group’s vice president of investor relations.

“Las Vegas Sands expects a more meaningful renovation impact in the second quarter … as it currently has circa 2,500 to 3,000 rooms out and the entire casino under renovation,” stated the JP Morgan team.

The renovation projects of the Cotai Arena and the Pacifica casino are on track to be completed by the fourth quarter, said on Tuesday the executive vice chairman of Sands China Ltd, Wilfred Wong Ying Wai (picrtured in a file photo).

The Cotai Arena, a performance and events venue at the Venetian Macao casino resort in the Cotai district of Macau, is “undergoing renovation and [the project] should be completed in the fourth quarter” this year, Mr Wong told reporters on the sidelines of the opening ceremony for the Global Gaming Expo (G2E) Asia casino trade show in Macau.

The three-day event started today (Tuesday, June 4) at the Venetian Macao casino resort, a property owned and operated by Sands China. The latter is a subsidiary of U.S.-listed casino operator Las Vegas Sands Corp.

The Cotai Arena, with a maximum capacity of 15,000 seats, closed in January for renovation, as reported by GGRAsia.

Mr Wong also said that the renovation project of the Pacifica casino space, at Sands China’s Londoner Macao casino resort, was to be completed also this year, “around” the fourth quarter.

Phase II of the transformation of the Londoner Macao has a price tag of US$1.2 billion, according to information previously disclosed the casino firm. It includes the renovation of the Sheraton and Conrad hotels, as well as the revamp of the Pacifica casino.

The Grand Lisboa casino and hotel is to get a renovation, with work starting this year. That’s according to SJM Resorts managing director Daisy Ho.

Speaking to media yesterday on the sidelines of an event to promote the Macao International Dragon Boat Races – which SJM sponsors – Ho said the project would take an estimated 24 months to complete.

She said the hotel’s restaurants as well as its guest rooms would be upgraded.

Major renovation works at Sheraton Grand Macao are now underway while a revamp of the second casino at The Londoner Macao will begin in May, according to Sands China, with the company warning it faces significant disruption to its product offering throughout 2024.

The update formed part of parent company Las Vegas Sands’ 1Q24 earnings call on Thursday morning (Asia time), with Sands China reporting a slight decline in revenue and Adjusted Property EBITDA when compared with the December 2023 quarter.

In particular, The Londoner Macao saw net revenues fall from US$589 million to US$562 million, with the company noting that its hotel room count was down by up to 600 rooms as a result of the renovation works.

The US$1 billion Phase 2 renovation of The Londoner Macao, which is on top of the US$2 billion already spent under Phase 1, includes the Sheraton, with Sands confirming the hotel’s first tower will be complete by the end of this year and its second by May 2025.

Renovations of the second casino at Londoner are also scheduled for completion by December.

Casino operators have received at least 18 proposals from the Macau government under the referral mechanism established in 2023 to assist local groups with seeking funding, maritime authorities have said.

The update is according to a recent government reply to lawmaker Leong Sun Iok. Wong Soi Man, the director of the Maritime and Water Affairs Bureau, said that 10 of the 18 proposals were related to art and culture.

Londoner Phase2

Casino developer Las Vegas Sands Corp says the planned investment for Phase 2 of the transformation of the Londoner Macao casino resort is now US$1.2 billion, up from the previously-announced US$1.0 billion. The revised investment pledge was disclosed on Wednesday, in the company’s fourth-quarter earnings presentation deck.

The second-phase revamp of what used to be the Sands Cotai Central complex, in Macau’s Cotai district, began in November, and should be “substantially completed by Chinese New Year 2025,” according to the company. The festive break is usually a peak season for Macau’s gaming industry.

Las Vegas Sands is the parent company of Macau-based casino operator Sands China Ltd, which runs the property.

According to Wednesday’s presentation deck, Phase 2 of the Londoner Macao (pictured) will include the renovation of the Sheraton and Conrad hotels, as well as the revamp of the Pacifica casino space.

The company said it would add “new attractions, dining, retail and entertainment offerings” to the property.

The gaming operator’s recent addition of a 40-table premium mass area at the Southside of Galaxy Macau in mid-December, along with the scheduled completion of gaming floor renovations by Chinese New Year, are expected to drive table productivity and contribute to GGR growth.

GEG is also revamping its Starworld hotel, which includes the closure of some non-performing tables and their relocation to Galaxy Macau, as well as adding stadium games or electronic table games on the gaming floor. In 2024, GEG will work on changing the facade of the building and adding non-gaming facilities.

The Cotai Arena (pictured in a file photo), a performance and events venue at the Venetian Macao casino resort in the Cotai district of Macau, is currently closed for renovation, the property has confirmed following a telephone enquiry by GGRAsia.

The resort added that for the time being, the Londoner Arena – another venue of Macau casino operator Sands China Ltd across the road at the Londoner Macao property – was a host location for the group’s concerts.

According to several sources spoken to by GGRAsia, the work at the Cotai Arena is likely to take months. GGRAsia approached Sands China seeking comment, but had not received a reply by the time this story went online.

An upgrade to the Cotai Arena is one of Sands China’s existing pledges to the Macau government under its current gaming concession, said the company’s president Wilfred Wong Ying Wai, in comments to us in July.

SJM Holdings officially opened Palazzo Versace Macau, its latest addition to the Cotai integrated resort, on Tuesday.As stated in the press release, Palazzo Versace claims the title of the world’s first fashion-branded hotel and now boasts two locations: Dubai in the United Arab Emirates and Macau, China. The debut of Palazzo Versace in Asia takes place at the Grand Lisboa Palace Resort Macau, featuring 271 rooms and suites, two Italian restaurants, spa facilities, a Versace rendition of the Turkish Hammam, and both indoor and outdoor swimming pools. Grand Lisboa Palace partially opened in June 2021, and The Karl Lagerfeld Hotel Tower officially opened on June 10th, 2023. Actual building work for the previously-flagged renovation of the Grand Lisboa casino hotel in downtown Macau is likely to start “next year”, said Daisy Ho Chiu Fung (pictured), chairman of the venue’s promoter SJM Holdings Ltd, in response to a question from GGRAsia on the sidelines of an event on Friday.

The revamp is currently at the planning stage, said the executive. She also confirmed it would involve some hotel-room refurbishment, addition of restaurants and plans for further shops. She was speaking at her company’s reception at the group’s Grand Lisboa Palace casino resort on Cotai, to mark the 74th anniversary earlier this month of the founding of the People’s Republic of China.

Grand Lisboa’s “hotel room count we will maintain” at the same level post-renovation, stated Ms Ho. According to information from Macao Government Tourism Office, the property has 431 rooms and suites.

Macau concessionaire Galaxy Entertainment Group (GEG) is looking to bring forward the opening of Galaxy Macau Phase 4 by one year to 2026, but has revised down the expansion project’s room inventory by some 900 rooms, according to financial services group Jefferies.

In a Monday note following a recent road trip with GEG management, Jefferies noted that Phase 4 had originally been planned for a 2027 opening but the company was hopeful of an earlier launch following a series of delays to the opening of Galaxy Macau Phase 3.

Phase 4 was to include 2,500 additional rooms – taking the total capacity of the Cotai integrated resort to 7,500 – but according to Jefferies analyst Andrew Lee this has now been revised down to 1,600 “larger and higher quality rooms”. GEG has previously stated its intention to target the lucrative premium mass segment as part of its Phase 3 and Phase 4 developments.

Separately, Lee said he expects GEG to issue higher dividend payouts in the medium to long term, supported by the company’s strong financial position and a rebound of earnings back to 2019 levels.

Lawrence Ho Yau Lung, chairman and chief executive of casino group Melco Resorts & Entertainment Ltd, has confirmed to GGRAsia that before year-end it will start revamp work for the meeting space at the Grand Hyatt Macau hotel (pictured) at its flagship City of Dreams complex in Macau’s Cotai district.

“This year, so far, we will be starting work at Grand Hyatt; then, we are looking at Countdown, and afterwards we will look at Altira and others,” stated Mr Ho. The Countdown is another hotel tower at City of Dreams, while the group’s Altira Macau casino hotel is located in Taipa.

He added: “Each property has a cycle, eventually it will need to be renovated.” Earlier this month, the Melco Resorts chairman had mentioned the willingess of the group to reinvest in its existing hotel facilities.
